Kiawah River Farms is a 31 acre horse farm located on the banks of Chaplins Creek with deep water access to the Kiawah River. The 20 stall barn and 1,700 sf apartment were designed by A. Tate Hilliard and was built in 2001. The barn consists of 20 12x12 ft. stalls with rubber mat flooring and 2 wash stalls with hot and cold water. The metal roof of the barn has skylights all along the length of the barn corridor allowing plenty of natural light. The stall doors are equipped with wire mesh and bars to allow maximum air circulation. Each stall has its own water spigot. The tack room is climate controlled and has a half bath. Outside, there is ample pastures, paddocks with water, a 60 ft. round paddock, a medical paddock, and jumping area. The second floor apartment consists of 2 bedrooms and 2 full baths, a well equipped kitchen with granite countertops, breakfast bar and stainless steel appliances, pine hardwood floors throughout, a study, dining area, entry hall, living room with gas fireplace and front and back verandas running the length of the apartment with French doors leading out from the interior living spaces. Behind the barn on the creek side is a well stocked pond for fishing and/or extra irrigation. On the creek there is a large homesite overlooking the creek and marsh views where you can build the home of your choice. The 600 ft. walkway leads to pierhead and floating dock on Chaplins Creek. There is 3 feet of water at low tide. The dock permit allows for a roof over the pierhead and boatlift if desired. There is city water and two wells for irrigation.
